1. Introduction to the Project

1.1 Project background

1.1.1 Product introduction

In recent years, with the rapid rise of hot spring vacation in China, peoples demand for hot spring vacation has gradually increased. It not only meets the basic hot spring vacation products such as bathing and health, but also pursues the diversification of hot spring vacation functions and products. In the process of product design, it will develop a variety of functional and multi-level hot spring products, including health, entertainment, sightseeing, science and education, and vacation. It will pay special attention to the combination of natural environment and cultural resources around hot spring resorts, and develop a development model that focuses on mining hot springs and integrates multiple functions to enhance the attractiveness of hot spring resorts.

The construction site of the project is Lianhua Mountain Ecotourism Resort in Changchun, which aims to build a diversified and high-end health and wellness tourism hot spring resort project with the theme of folk customs of Northeast China.

1.1.2 Market prospect

(1) Current situation of the hot spring tourism market

As an important branch of the tourism industry, the hot spring vacation industry has shown a thriving development trend in both domestic and international markets in recent years. Taking into account various factors such as the current market environment, consumer demand, and technological advancements, we can conduct a comprehensive analysis of the development trends and prospects of the hot spring vacation industry.

According to analysis, the number of domestic hot spring resorts and the number of visitors have both increased, indicating a strong demand for hot spring vacations in the market. With consumers increasing emphasis on health and leisure, hot spring vacations have become a popular way of leisure, and their market size will continue to expand.

On January 18, 2024, the Ministry of Culture and Tourism of China released the data showing that there were 308 million domestic tourism trips during the Spring Festival holiday in 2024, a year-on-year increase of 23.1%, and a recovery to 88.6% of the same period in 2024; the domestic tourism revenue of 375.843 billion yuan was realized, a year-on-year increase of 30%, and it recovered to 73.1% of the same period in 2024. In 2024, the total number of visitors to hot spring tourism in China was about 790 million, and the total revenue of hot spring tourism was about 249.29 billion yuan. According to the booking data of Tuniu Tourism Network in 2024, the proportion of hot spring tourists in the total number of trips in 2024 was 7.4%, especially in the cooler first and fourth seasons, where the proportion of trips reached 15.3% and 13.3%, respectively.

Hot spring vacation products are becoming increasingly diversified, incorporating various elements such as SPA, massage, swimming, fitness, etc. in addition to traditional hot spring soaking, to meet the needs of different consumers. This diversified product strategy not only attracts more consumers, but also enhances the overall competitiveness of the hot spring resort industry.

From the perspective of development types, hot spring tourism projects include four categories: hot spring resorts, hot spring resort hotels, hot spring complexes (hot springs+real estate), and hot spring spas. Among them, hot spring resort projects account for 46% and are the mainstream in the market; the next is the hot spring resort hotel projects, accounting for 34%.

In order to attract more tourists, hot spring resort areas are continuously strengthening the construction of supporting services, improving the quality of services in various aspects such as catering, accommodation, and transportation. Meanwhile, an increasing number of hot spring vacation projects are also offering personalized and customized services to meet the needs of different consumers.

With the deepening of environmental protection concepts, the hot spring vacation industry is gradually achieving green and sustainable development. When developing and utilizing hot spring resources, hot spring vacation projects pay more attention to environmental protection and sustainable development, promoting the industrys green transformation. This includes adopting more environment-friendly building materials, energy-saving facilities, and promoting green tourism activities.

The hot spring resources vary from place to place, making hot spring vacation projects have distinct regional characteristics. For example, Tengchong Hot Springs in Yunnan and Conghua Hot Springs in Guangdong have attracted a large number of tourists due to their unique hot spring resources and cultural background. This regional characteristic makes the hot spring vacation industry more attractive and competitive.

(2) Market prospect analysis of hot spring vacation

The hot spring tourism industry has experienced rapid development in recent years, attracting a large number of tourists. However, with the expansion of the industry, some problems have gradually emerged. In order to pursue economic benefits, some hot spring scenic spots have excessively developed hot spring resources, resulting in problems such as declining hot spring water quality and unstable water temperature. This not only affects the tourism experience of tourists, but also poses a threat to the sustainable use of hot spring resources. In addition, the development of hot spring tourism industry is often accompanied by a large amount of energy consumption and pollutant emissions. Some scenic spots have insufficient investment in sewage treatment, garbage disposal, and other aspects, resulting in pollution of the surrounding environment. With the deepening of environmental protection concepts, the hot spring tourism industry also needs to pay more attention to green and sustainable development. In the development and utilization of hot spring resources, it is necessary to adopt more environmentally friendly and sustainable methods, while strengthening energy conservation, emission reduction, and ecological protection work.

The hot spring cultural and tourism industry needs to pay more attention to technological investment, and use some technologies such as big data and artificial intelligence to improve service quality and tourist experience. For example, by analyzing tourists consumption habits and preferences through big data, more accurate recommendation services can be provided to tourists. With the advancement and application of technology, the construction of hot spring landscapes in the future will become more intelligent. For example, by introducing technologies such as light and shadow, visitors can enjoy an immersive hot spring vacation experience. By introducing diverse experiential projects such as health preservation, food culture, cultural experiences, and parent-child entertainment, we can meet the multi-level needs of tourists and enhance overall competitiveness. Hot spring resorts will no longer be just places to soak in hot springs, but comprehensive vacation destinations that integrate leisure, health preservation, entertainment, culture, and other functions. This multi format integration design not only enriches the vacation content, but also enhances tourists sense of participation and experience.

In the context of current socio-economic development, hot spring tourism and vacation, as a comprehensive tourism product that integrates leisure, health preservation, and sightseeing, is widely regarded for its market prospect. The minerals and trace elements contained in hot springs have a positive impact on human health, which is in line with the growing demand for health and wellness in modern society. The Chinese government attaches great importance to the development of the tourism industry and has created favorable conditions for the development of hot spring tourism and vacation industry through a series of policy supports. With the improvement of residents consumption level, the demand for high-quality tourism products continues to grow. Hot spring tourism, with its unique resources and characteristics, is attracting more and more tourists. In addition, the continuous improvement of the hot spring tourism industry chain involves multiple aspects such as real estate development, tourism services, catering and entertainment, transportation and logistics, providing a solid foundation for the sustainable development of the industry. Compared with other tourism products, hot spring tourism vacation has obvious advantages in regional characteristics, cultural heritage, ecological environment, etc., which helps to further expand its market share. Based on the above factors, it can be foreseen that the market prospect for hot spring tourism and vacation will be very broad in the future.

(3) Market prospect analysis of mining pit hot springs

The market prospect of mining pit hot springs is vast, with high commercial value and investment potential. The mining pit hot spring market has shown a rapid growth trend in recent years. With the increasing demand for health and leisure among consumers, hot spring tourism, as a way of tourism that integrates health preservation, leisure, and entertainment, has been widely welcomed. Mining pit hot springs attract a large number of tourists due to their unique geographical features and natural environment. For example, the fluorite mining pit hot spring resort in Hongxingping Village is particularly popular in winter, with a continuous stream of tourists, driving the development of the local economy.

In the mining pit hot spring market, both local brands and multinational companies are actively expanding their presence. Local brands such as Country Garden and Huaqiang Fantawild dominate the market, while multinational companies such as Marriott and Hilton are also actively expanding their presence. In addition, many small and medium-sized hot spring resorts and B&B are also competing for market share. The competitive landscape presents characteristics of diversification and high competition.

The performance of the mining pit hot spring market varies in different regions. The North China, East China, and South China regions are the main market gathering areas. The hot spring culture in North China has a long history and is home to many well-known hot spring scenic spots; the economy in East China is developed, and consumers have a strong demand for leisure tourism; the climate in southern China is suitable, and the number of tourists remains stable. For example, Tengchong Hot Springs in Yunnan, Conghua Hot Springs in Guangdong, and Changbai Mountain Hot Springs in Jilin are all well-known hot spring tourism destinations with regional characteristics. The policy environment has a significant impact on the development of the mining hot spring market. The governments support policies for the tourism industry and promotion of environmental protection policies have provided a favorable development environment for the mining hot spring market.

Overall, the mining pit hot springs have a broad market prospect.
